Reading Greater Tokyo real estate prices with data
For used condominiums, detached houses and land in Tokyo, Kanagawa, Saitama and Chiba, we combine public data from the Ministry of Land, Infrastructure, Transport and Tourism with court auction sale results, and use “”, which holds differences in building age, area and distance to the station constant, to make price levels and movements easy to see.
The Japanese edition is the authoritative version. This English edition is a reference translation. Municipality names are shown as a romanized form with the original Japanese in parentheses; station names stay in Japanese.

What the data show
- Older properties sell for less at auction. For condominiums, the winning bid ranges from about 83% of market price (age 20 years or less) to about 62% (age 36 years or more). See details
- The more bidders, the higher the winning bid. Winning bids were about 102% of the reference sale price with 1–2 bidders and about 173% with 10 or more (the tally covers 94 cases; the sample is small and this is not causal).
- The same “average” can hide different content. The building age, area and distance to the station of the properties traded change every quarter, so this site shows trends with quality adjustment.
- Official land prices moved by 5.7%. This is the median year-over-year change for residential land in Tokyo (2026). The land price page shows a 25-year index.
About the data
Market prices are aggregated from MLIT’s “Real Estate Transaction-Price Information”, land prices from the official land price data in National Land Numerical Information, and auctions from the sale results on the courts’ real estate auction information site (BIT).
